If you want agents to pay to list properties on your brokerage site, we built three monetization models you can mix and match: pay-per-listing, membership plans (X listings for Y days), or free submissions if you’d rather not charge. Here’s the workflow in 4 steps:
  1. You create a membership plan (for example, 10 listings for 30 days at the price you set).
  2. An agent registers, picks a plan, and pays with PayPal or Stripe.
  3. The agent submits listings against their plan, and each listing consumes a slot.
  4. You review and approve. When the plan runs out, expired listings auto-hide so the site stays fresh.

Lead Distribution Rules

When a visitor submits a contact form on a listing page, the inquiry goes to the email of the agent assigned to that property. If no agent is assigned, it falls back to the default admin email you set in Theme Options. You can also define a global CC address (office manager, broker inbox) so every lead gets a supervisory copy.

As we describe it in our docs: “When you assign an agent to a property, the theme uses that link to route listing inquiries to the agent’s email.” Speed matters: studies of lead response time, including the widely cited MIT / InsideSales lead-response study, consistently show that responding within 5 minutes vastly outperforms waiting 30 minutes or longer. Routing straight to the listing agent supports that window.

Honest disclosure: round-robin, geographic routing by ZIP or city, availability-based routing, and price-band routing are NOT built-in features out of the box. For those workflows, you use the built-in CRM’s automation rules or a tool such as Zapier. Configure CC and BCC addresses in the lead generation form settings.

The path we recommend is MLSImport. It connects to RESO-compliant MLS boards across the US and Canada (cited at 800+ in our documentation; check the live list at mlsimport.com). Listings import as native WordPress posts (not iframes), so they’re fully indexed by Google, filterable through our search interface, and styled by your theme. Hourly sync. 30-day free trial, then $49/month. Native MLS integration is through MLSImport. Other IDX vendors (iHomeFinder Optima Express, dsIDXpress) work but with reduced filter/search integration, as their listings live in a separate system that our theme search can’t filter. IDX Broker, Showcase IDX, Realtyna, Spark API, Bridge Interactive, and Flexmls don’t have documented native integrations. Why this matters: RESO Web API is the modern standard replacing RETS, and most affiliated MLSs have completed or are completing RESO Web API certification. MLSImport uses RESO Web API natively.
